Pet Policies
- All pets must be approved by McNaughton Real Estate
- We
do not accept the following pets due to liability purposes: Rottweilers, Chows, Pit Bulls, Pit Bull Mix Breeds, Wolf Breeds, Doberman Pinschers, and German Shepherds.
- For Properties that allow pets, or are negotiable, there is a
two-pet limit.
- Approved pets will have a non-refundable pet fee per pet and an additional monthly charge to the rent. For amounts please contact McNaughton Property Management.
Applications
- Application Processing Fees are
non-refundable regardless of approval. But can be transferred to McNaughton Real Estate's other available properties if submitted within 60 days of application.
- Applications do not work on a first come, first serve basis. Multiple applications may be processing for the same property at the same time. The best applicant will be chosen for the property.
- Applications are required to be completed by all persons Eighteen (18+) years of age or older.
- All application fees must be paid prior to application processing.
- CRIMINAL REQUIREMENTS - We do not accept felony convictions of any kind.
- INCOME REQUIREMENTS - We require proof of income. Accepted forms of Proof of income include: Pay Stubs, W-2s, 1099s, Offer Letters.
- CREDIT REQUIREMENTS - Credit Scores over 640 are desirable; however, low credit scores may also be accepted. Credit Scores are a consideration of the application, but overall approval is based on a combination of Criminal, Credit, and Income.
Emergencies
- After Hours Emergencies - Are considered Flood, Fire, or an issue relating to Heat/AC in extreme temperatures. Please call and/or text: 479-442-5467.
- If you smell Gas - please call your gas company's emergency line, leave the property, and notify our team. If after hours - please notify our emergency line: call and/or text: 479-442-5467
Lock-Outs
- We do not handle after-hour lockouts. During our normal business hours, you are welcome to check out a key from our office to make a replacement; however, after hours you will need to call a locksmith.
Preventative Recommendation: We recommend making a copy to keep somewhere secure in the event of a lock-out situation.
